THE PRODUCT, PLAINLY

Loan Against Property, without the fine-print fog.

Loan Against Property, or LAP, is secured funding for salaried professionals, self-employed applicants and people with an accepted stable income such as rent. A clear, marketable property is mortgaged to support the facility.

The longer tenure and secured nature can make LAP more economical than an unsecured loan for high-value needs. It is commonly considered for business expansion, debt consolidation and large personal commitments.

Residential property may support roughly 60–70% of assessed value, while commercial property can be restricted closer to 50%. The lower of repayment capacity and lender-approved LTV determines the sanction.

FAQ

Clear answers before a long commitment.

Product rules can change. We confirm lender-specific details before you proceed.

Who can avail a Loan Against Property?
Salaried, self-employed and other applicants with a stable accepted income may apply. Lenders set minimum salary or annual-income rules to confirm repayment capacity.
How is LAP different from a home loan?
A home loan funds acquiring or constructing a home. LAP raises money against a property you already own, may support many purposes, usually costs more and generally does not receive the same personal tax treatment.
Can I use LAP for a personal purpose?
Yes. Subject to lender restrictions, LAP can support an eligible personal or business need. Unlike a personal loan, it requires property as security.
Can I close expensive loans with LAP?
Yes. LAP is often used to consolidate higher-cost debts into a longer-tenure secured facility, provided the savings still make sense after fees and the extended interest period.
How much can I borrow against my property?
The amount depends on both valuation and repayment capacity. The source guide notes about 50% for commercial use and up to 60–70% for residential property, subject to lender discretion.
Can I get an overdraft against property?
Yes. Many lenders offer an LAP overdraft where interest is charged only on the amount utilised, subject to the product's annual review and drawing-power terms.
Can I borrow against a leased-out property?
Yes. A leased property may qualify, especially with a strong corporate tenant. Lease Rental Discounting can align repayment with documented rental cash flow.
Can I claim a tax rebate on LAP?
LAP does not automatically receive home-loan tax benefits. Interest used wholly for an eligible business purpose may be considered a business expense; consult a tax professional for your facts.
Can the EMI or tenure change?
Yes. For a floating-rate LAP, a benchmark change can alter the EMI, the remaining tenure, or both.
Is property insurance required?
It is not universally mandatory, though a lender may require it. Suitable insurance reduces the financial risk of physical property loss.
Can I sell the property while LAP is active?
Yes, with lender consent and settlement or an approved transfer. The lender releases original title deeds only after all dues are cleared.
Can I get LAP against an empty plot?
Most private banks do not accept a bare plot for LAP. Some public-sector lenders may consider it, and a plot with an approved residential or commercial structure may be assessed after due diligence.
Can an industrial shed qualify?
LAP is most commonly offered on RCC residential and commercial property. Select lenders may accept industrial property as additional security, entirely subject to policy and valuation.
